It general works much better to go FSBO in sellers market, and very difficult during the current situation which is buyer’s market if you can find a buyer. A few real estate recently confessed that during the weekend open house for the houses that was list by Realtors multiple MLS listings have not even one visitor not even one!
What is the solution there is no specific recommendation because every seller may have different ,however generally speaking there are a few points everybody could use it:

1. Do your home work such as repairer, painting, land scarping, staging and make the property very appealing.

2. Preparing your marketing plan, you have to spend about 1% of the asking price for the marketing, and advertising and do it very professionally.

3. Select a price to sell ,this is the time people shop around and make sure to ask from the Title company that your are going to use to close to get comparison table of similar houses that recently sold and make sure to compare apple with apple. An attractive price with help to sell faster.

4. the most important aspect of my recommendation is financing, if you can create with the help of your real estate Layer or your CPA consultant to establish a package for the prospective buyer if buyer need financing remember this item is extremely important toll to sell your property ,the period of Zero down financing is a history and now would buyers are desperate for financing and owner financing will help to sell ,but make sure to sell to a higher credit score ,contribute to closing cost or other small items to encourage to close your deal ,of course in every step your lawyer must coach you.

Remember according to NAR (National Association of Realtors) only 14% of existing properties in the market are sold by owner and in the existing market could be less unless .You do your home work and good luck
